What Makes a Good Mold Lawyer for Landlords?
Effective mold and habitability defense requires more than legal knowledge—it requires perspective. At The Regan Law Firm, PC, that perspective comes from reviewing more than 1,000 mold-related claims and inquiries each year, and from extensive experience defending landlords in high-stakes disputes.
About Us

The Regan Law Firm, PC focuses on representing landlords and property owners in habitability and mold-related claims throughout California.

We have defended landlords in virtually every type of dispute, including pre-litigation demands, unlawful detainer actions, and complex civil lawsuits involving allegations of toxic mold, personal injury, and property damage. Our goal is simple: minimize exposure, control risk, and resolve claims efficiently.

What sets our firm apart is our ability to evaluate cases from both sides. Having handled tenant-side claims in the past, we understand how these cases are built, valued, and litigated. This allows us to anticipate opposing strategies and provide straightforward, strategic advice.

In some cases, that means telling a landlord, “This is a claim a tenant’s attorney would aggressively pursue—and here’s how to approach it.” In others, it means identifying when a claim lacks legal merit and can be challenged effectively.

Mold claims are rarely just about mold. They typically fall under broader habitability law and often involve overlapping legal issues, including personal injury, property damage, and landlord-tenant regulations. Successfully defending these cases requires a comprehensive, multi-disciplinary approach.

At The Regan Law Firm, PC, we provide landlords with practical guidance, strong defense strategies, and the insight needed to navigate complex mold and habitability claims with confidence.

We represent landlords across California, including the Bay Area, Sacramento, Los Angeles, Orange County, and San Diego, in mold and habitability matters.

James Regan
James Regan has been an attorney for nearly 20 years.

After graduating from law school, he worked for nearly two years as the research attorney to the Presiding Judge of the San Francisco Superior Court.

He then worked for nine years as an attorney doing insurance defense. Insurance defense is a you work for a law firm that is independent of insurance companies, but the insurance companies hire the law firm when their insured gets sued. For example, if you’re a landlord and get sued, you might send the case to your insurance company, who would then hire the firm James worked for. Doing this for nine years enabled him to understand how insurance companies handle these matters – from the claims side to the liability and valuation side. In that capacity, he was a trial attorney in dozens of trials: from contract disputes, personal injury and wrongful death, to property claims. He handled trials throughout the state of California.

Eight years ago, he left insurance defense and founded his own firm, where he has represented plaintiffs and defendants in various lawsuits. Early on in his practice, he developed a niche in handling mold cases. He has handled mold cases on behalf of tenants who were diagnosed with aspergillosis (an extremely rare disease where mold can grow in your lungs), wrongful death due to mold, and high value property loss claims due to mold. He has represented landlords in multiple trials involving tenant claims of mold. He regularly advises other lawyers regarding mold claims as well, and has been asked to step into cases multiple times on behalf of lawyers who were unskilled in handling mold cases.
