About Us
James Regan
There are very few lawyers in California who understand mold claims. Some lawyers are "property lawyers"...others are "habitability lawyers"...and others are personal injury lawyers. A mold lawyer has to be all those things - and understand the nuances of mold, their impact on the body, and on personal property.

James F. Regan has been a California attorney for nearly 20 years. His law firm, The Regan Law Firm, PC, receives over 1,200 mold inquiries a year. He has represented both landlords and tenants in mold cases - having seen these claims from all sides. He has successfully tried multiple cases on behalf of landlords against tenants complaining about mold. He has handled matters involving property loss, personal injury, and wrongful deaths due to mold. Many landlords throughout California have him as their "on call" mold lawyer.​

He is often called on to advise in mold claims, and multiple high-end personal injury law firms refer their mold inquires to him. He has even been asked by attorneys that he has previously opposed if he would represent them in their own mold cases.
He is an experienced trial attorney and has been lead or co-counsel in multiple civil jury trials throughout California. He has argued pre- and post-trial motions and has argued before the California Court of Appeal multiple times. He has been named a SuperLawyers in the area of civil litigation (only 5% of California Lawyers receive this designation). He is also a mediator.
Prior to working in private practice, he was the Research Attorney in the Presiding Judge's Department in San Francisco Superior Court.
He graduated from St. Ignatius College Preparatory, University of San Francisco, and Western State College of Law, where he was student body Vice President. He lives in the West Portal neighborhood of San Francisco with his wife and daughters.

Our Process for Landlords

We typically start with a brief phone call (around 10 minutes). During this call, we gather some basic background information about your situation, and determine if this is an issue we can advise on.

The next step is typically a paid consultation. Consultations start at $395 an hour. The goal at this step is to give you a comprehensive analysis of your options, and walk you through pros and cons of each.

We cannot give specific advice during our first phone call. Typically we must review your documents, and the specifics of your situation, before we can help you decide what to do next.

Consultations typically occur within 24 hours of payment and documents recieved.

Additional work and consultation is charged in 15 minute increments at an hourly fee.

We offer consultations 7 days a week, and can do them before or after work hours at your convenience.
